UpstateBuyers.com Announces June 6 Auction

UpstateBuyers.com Owners who are ready to sell their property in the prestigious Cliffs Communities® and buyers looking for outstanding value can connect at an auction to be held at 2 p.m. June 6 at the Hyatt Regency in Greenville. The event is sponsored by UpstateBuyers.com, a collaboration of Jon Ball, an expert in upscale residential golf communities, and event planner Maureen Ball, who has managed event marketing for large Silicon Valley software firms and other businesses.

"This event is designed to provide a win-win situation for all participants," Jon Ball said. "UpstateBuyers.com will help buyers identify sellers who are ready to sell their properties, and sellers will benefit by having qualified buyers bidding on their property."

Jon Ball has sold property at luxury communities across the United States, including Pronghorn in Oregon, the Greenbrier Sporting Club in West Virginia, Bright's Creek in North Carolina and the Cliffs Communities® in South Carolina.

At similar events a buyer's premium is often added to the final bid amount, but UpstateBuyers.com will not charge a buyer's premium at their June 6 auction.

"Maureen and I conducted informal marketing surveys regarding the auction buying experience and one issue that kept coming up was the buyer's premium," Ball said. "With typical buyer's premiums being 10 percent and a typical home in The Cliffs Communities® selling for more than $1,000,000, this would mean $100,000 or more would be added to the high bid when the purchase agreement was drawn up. Because this sounded so unreasonable to people, we decided not to add it."

UpstateBuyers.com is currently partnering with Capital Bank and Wells Fargo to provide financing for their high bidders. Prospective bidders can go to www.upstatebuyers.com and click on the financing button to get pre-approved, which will allow them to bid both on-line and at the Hyatt on June 6.

Sellers appreciate the fact that the buyers are pre-approved through one of the auction lenders, or a lender of their choice prior to bidding on a property. "Sellers know that our bidders are serious since on-site bidders will be required to present a $5,000 cashier's check made out to themselves. Winning ballroom bidders will endorse their cashier's checks as earnest money for their purchase," he said.

A second auction is planned to be held in Asheville in July featuring upscale Western North Carolina properties, mostly golf property. A third event is scheduled for September 20 at the Poinsett Ballroom at the Westin in Greenville.

"We hope to work in partnership with the developers of the Cliffs Communities® and similar communities throughout the Carolinas. We feel that we can facilitate the movement of properties in their communities by helping sellers divest themselves of their properties and helping buyers move into these fine communities and become active members of the country clubs and community associations."

Consumer report: Premium Countertops - Quartz Rocks the Granite World

Counter Tops (MS) -- Consumers in the market for a premium countertop surface are discovering early in their search that quartz, and not granite, has become the highest rated and most popular option available.

That's because quartz countertops have emerged as the new worry-free, elegant alternative to high-maintenance granite for architects, designers and homeowners alike. They're stronger than granite, require no resealing, are highly resistant to scratches and stains, come in a huge variety of colors, and soon to be manufactured in Canada.

In fact, Consumer Reports Magazine rated quartz as the top performer among countertop materials such as granite, ceramic tile, stainless steel, laminate, marble, limestone, and concrete when it came to resisting prime kitchen hazards such as stains, heat and scratches.

According to the recent Freedonia Group Report on countertop industry trends, there has been a definite shift in the marketplace over the last few years as quartz has become the fastest growing market segment in the industry with 13 percent growth compared to granite's five percent.

Quartz surfaces are growing in popularity because they have the appearance of natural stone, but unlike granite, these surfaces never need to be sealed. Quartz is a nonporous material, which means it will not promote the growth of mold, mildew or bacteria. This is why leading brands such as HanStone Quartz surfaces are certified NSF 51 (with the National Sanitation Foundation).

What is quartz?

Quartz is silicon dioxide and it occurs as individual crystals and fine-grained masses in a large variety of forms, patterns, and colors. It is naturally hard and scratch resistant.

Most quartz countertops are manufactured with up to 93 percent quartz mixed with pigments and resins. This prescribed mixture results in a product that is non-porous, exceedingly durable, and more than twice as strong as granite.
